On the Way
Well their was no negoitating with the bank who owns the house. We are going forward but will end up with a lot of out of pocket money to get the house. Our payments will be great since the price of the house is 135,000! The agent for the bank is pretty much a b- - - - . It was either a take it or leave it. Its a buyers market as far as a lot to choose from but they are not willing to deal at all. And so many of the houses are trashed to the point of you cant even live in them without sinking atleast 30,000 into them. So cross those fingers we have to close by 6/17 or its $100.00 a day. There is no give and take at all. I really hope we can get it all done by 6/17.

Waiting Game
Well at this point we are just waiting. We will either get good news or heart breaking news. We are hoping for the bank to accept the appraisal price and we complete the sale with not to much closing costs. The heart breaker would be if they want us to pay for all work they did solely. We couldn't do that and would lose out on this one tooo... This market is a crazy one. Well with any luck we will hear tomorrow or the next day. Cross your fingers, say a prayer, hope.. whatever it takes. We are so tired of no yard for our dogs. I know I know I should have waited to get a second dog. Oh what was I thinking. I was thinking we were almost threw escrow on the 1st house. Who knew we would have to look again and start this whole process over again. This is what I don't want to do again.

It's Done!
Well the appraisal was today and by noon I had a phone call with the results. Rather than my loan officer calling me the branch manager did. At first he said he had bad news. I started thinking the worst but the bad news was that the home appraised for 135,500. In his mind since our offer was higher he was concerned for me. I explained that it was fine as the bank is suppose to except what it comes in at. Well now its in their court. The appraisal was sent to them today. I also sent our request for some minor wood rot to be fixed and we would split 50/50. See I can compromise! So if all goes well that means a house payment a couple hundred dollars cheaper and still having a house. That's all good in my book. So Danielle keep up the good words and let the bank people hear you! And the amazing part the appraisal was done today and we got all the documents the same day. This normally is over a week process. The last house that fell through the appraisal process took two weeks. The branch manager has been so nice since I did put in a complaint over the last one he is really trying to help expedite everything for me! Yeah someone on our side, on the lending side. That certainly doesn't happen very often. Let's hope for some more good news tomorrow!
Appraisal Day!!!???
We are on pins and needles today. Its appraisal day and this is what messed up the last house. We put in a higher bid as to get the house but knowing it should come in lower. Per the bank they will except whatever it comes in at but of course thats not in writing. So until they accept the appraisal or we know what it comes in at we are at a stand still. If it comes in at 176,000 no issues and it proceeds straight ahead. If it comes in less then we have to wait for them to accept it and then proceed. We are so done with this tiny 1 bedroom place its not even funny. Our neighbors are really getting to be the pain in the ---.So wish us well today and say a prayer and I'm good with 176 or lower and the accept it. Either way I am just fine. I just want to close by June 17th. That means we would be moving June 18th. Lloyd does not want to be here a minute longer than we need to. We so much want to know by Friday as we want to give our 30 day notice as who wants to pay for a place and not be there! If we wait to give our notice til it closes then we will pay for a place for a month that we wont be living in it. So these next couple of days are going to be the deciding factor.

A Great Sunday
Well a wonderful morning of sleeping in! Yes having no kids at home is a wonderful thing. Breakfast cooked by Doublz was only a short drive away. While I was gone Lloyd was cooking some bacon, onions and bellpeppers for some baked beans I was making. They are in the oven now cooking for the next 2 hours and then off to the park. hey sisters remember all those picnics at City Park East or Cerritos Park? Yes thats where I will be today with a group from work. Lloyd made potato salad last night and we had some with our dinner it was delicious! He is the best cook! No wonder I can't seem to lose weight. Well I hope you are all doing well today and enjoy your holiday weekend.

This is the front of the house. Cypress trees in front to be taken out and replaced by roses! Backyard has a wonderful pool and jaquizzi.
A wonderful fireplace to enjoy during the winter. All the tile is new. Freshly painted walls and new vertical blinds in all the rooms.
The guest bathroom has a beautiful double sink vanity with a new tub and tiled walls.
In Escrow
Well today we went out to the new place and did a walk through. The appraiser comes out Tuesday! We can't wait for this step to be done. We discovered a few new things today at the house that we had not fully looked at before. Some good and some not so good. Well the not so good can be exterminated! Yes we have big big, Did I say BIG black widows. We must of killed more than 6 while we were there. That is definately on the must fix list. The great thing is the shower in the laster bathroom. I discovered in addition to 2 yes I said 2 shower heads it also has 2 jets about mid height. That makes 4 ways to get wet! So if you dont want your hair wet you can turn on the hand held shower head or the jets. The new appliances we picked out are already installed, the fencing around the pool and the vanity in the master bathroom we picked out is oak to match the bedroom set. I can't wait for the bank to except the appraisal price and then we are almost in our new home. This is the 2nd home we are in escrow on as the previous house the owner had it priced to high and once the appraisal was lower he didnt want to budge. This is bank owned and they said they would go with the appraisal price or our bid of 176,000. We are hoping for a appraisal of about 150,000 or 155,000. This home is a 4 bedroom, 2 bath, pool and spa! Yes I will need the spa after the 50-60 minute dive home. But can't get a house in Orange county for this price. We will sacrafice the drive for a nice house. I will post some pictures soon!
